How do I choose a Property Manager?
Choosing a Property Manager to manage your rental(s) is a big decision, it's as important as choosing an accountant or lawyer, so it's not a decision you should take lightly.
The right Property Manager will be able to help get you great tenants, keep those tenants helping you avoid that dreaded vacant rental, and achieve the best possible rental return for your home(s).
Your Property Manager should collect rent and the initial bond on your behalf, find suitable tenants, organise any maintenance that needs to take place, deal with any disputes that may arise and help assist with a smooth transition at the end of any tenancy. What questions should I ask a Property Manager?
When deciding what Property Manager to employ to take care of your rental property, you should be made to feel as though you are allowed - and encouraged - to ask as many questions as you need to. You should feel comfortable and confident in your decision on who you decide to hire.
Below we have listed just some of the questions you may wish to ask.
- How long have you been a Property Manager?
- Do you have references?
- What is your experience and/or qualifications?
- What do you charge, and what does this include? You can see our rates here: About Us
- How do you keep up to date with rental law changes?
- How many properties do you manage, and how many are currently vacant?
- What area are your rental properties in?
- What do you expect from me as a property owner?
- How many times have you attended the Tenancy Tribunal, and what is your success rate?
- How often do you inspect a property and how do you report to me as the landlord?
- Does your Property Manager have a list of preferred maintenance people, and if so, have good relationships with those people ensuring you get the best possible rates?
- At the end of the tenancy, how is the tenants bond refund handled?
The above are just some of the questions you could consider asking when interviewing a potential Property Manager to manage your rental property.
